A. Responsible for assisting the

suppliers, vendors and professionals III. Responsibilities A. Ensure the physical well being of the property: 1.
Supervises maintenance staff, including maintenance supervisor and 2. Supervises scheduling of maintenance work; 3. Establishes rotating schedule of personnel for emergency maintenance; 4. Makes regular follow-up inspections on maintenance work; 5. Makes regular inspections of grounds, including all common areas; 6. Supervises all vacant apartment make-ready procedures; 7. Makes
recommendations for physical repairs, replacements 8. Makes recommendations for supplies, materials and equipment. 9. Recommends expenditures, within budget allocations; 10.
Evaluates maintenance operations periodically to determine 11. Knowledge of the resident managers location at all times when
B. Tenant Management: 1. Ensure the timely payment of rents; 2. Eliminate lost revenues due to vacancies; 3. Enforce evictions for non-payment of rent; 4. Exercise sound judgment regarding property expenditures. C. Marketing and Leasing: 1. Assists in preparation of advertising and marketing programs; 2. Assists in preparation of regular market surveys; 3. Assists in preparation of weekly and monthly reports; 4.
Provides for resident recruitment, selection, qualification, 5. Makes recommendations to improve marketing and leasing programs. 6. Ensures compliance with fair housing guidelines. D. Administration: 1.
Coordinates communication of information between the property 2. Perform
any other duties which may be assigned by the Resident 3.
Implements HUD procedures, selection criteria, policy and is 4. Identifies hazards and potential liabilities; 5.
Friendly, helpful and considerate of all residents and must be able 6. Assists at other properties as assigned. 7. Serves
as on-call representative providing evening, weekend and IV. Qualifications A. Education/Experience 1. High school graduate, additional business courses or college preferred. 2. Minimum one year experience in real estate management environment. B. Appearance compatible with

involving residents, equipment failure, H. Ability and willingness to
substitute for any position from resident V. Physical Requirements A. Good physical health. B. Able to converse with public over telephone and in person. C. Excellent vision. D. Lifting - up to 20 lbs. E. Push/Pull - opening drawers, pushing boxes, light loads. F. Carrying - up to 20 lbs., boxes, interoffice envelopes, mail, copy paper. G. Walking - short distances
depending on size of property and stair VI. Scope and Compensation Package A. Minimum 40 hours per week. B. Salary commensurate with level of experience. C. One week paid vacation first
year; two weeks paid vacation second year; D. After ninety days, eligible to participate in company insurance plan.
