I. Basic Function

A.        Maintains physical condition of entire property.

B.        Assists Resident Manager in performing his or her duties.

 II. Relationships

          A.        Reports to Resident Manager.

B.        Manages and supervises the maintenance staff.

C.        Maintains relationships with other staff members and residents.

D.        Maintains relationships with suppliers, vendors and
  professionals servicing the company or property.

 

III. Responsibilities

         A.            Supervisory duties:

                   1. Prioritizes work orders;

2. Establishes daily work schedules for maintenance staff;

3. Follows up on work assignments for efficient, thorough
completion;

4. Maintains record of types and frequency of service
requests received;

5. Serves as on-call maintenance providing evening, weekend
and holiday emergency service;

6. Maintains inventory of equipment, tools and supplies;

7. Makes management-approved purchases of supplies,
equipment and services;

8. Makes regular inspections of the property;

9. Notifies management of maintenance problems
and recommended solutions;

10. Assists in preparation of all maintenance-related records;

11. Meets with on-site manager daily to report on status of
all scheduled work;

12. Assists in move-in and move-out procedures;

13. Makes recommendations for contract services and
supervises contract maintenance workers;

14. Trains new maintenance staff members;

15. Establishes and implements preventive
maintenance schedule;

16. Maintains updated preventive maintenance information
(e.g., location of extra parts for appliances, equipment
serial numbers, service telephone numbers);

17. Makes maintenance inspections and repairs on vacated
apartments to ensure their proper operating condition
and appearance upon move-in.

18. Holds regular instructional classes for maintenance staff;

19. Keeps workshop, utility room and other storage areas
clean, orderly and safe;

20. Provides role-model for maintenance staff by following
all company procedures and presenting an
appearance appropriate to the image of the property;

21. Complies with and is knowledgeable of all state, county
and federal rules concerning licenses and permits,
including OSHA;

22.  Wears a uniform during all working hours;

23. Provides own small tools for use to perform duties. (It must
be noted that neither the owner nor its agent are
responsible for the replacement of these tools in
the event of loss or damage.  Employees are encouraged to obtain insurance for these items.);

24. Must be willing to assume responsibility for tasks not
ordinarily assigned;

25. Identifies hazards and liabilities;

26. Friendly, helpful and considerate to all residents and must be
able to communicate in English.

27. Must be willing to assist at other properties as assigned.

28. Assists with the annual budget preparation and
capital improvements.

29. Perform any other duties which may be assigned by the
Property Manager.

         B.            Maintenance Duties

                   1. Has thorough knowledge of power, water and gas turnoffs,
                            clean-out traps, fire extinguishers and fire hydrants;

2. Satisfies service requests per work orders, following
company procedures:

                   a.    Enters at resident's convenience, if possible,

b.    Makes repair,

c.    Cleans up thoroughly,

d.    Observes condition of apartment and reports any
unusual circumstances (e.g., size and number
of pets),

e.    Leaves notice of work performed in apartment.

                        3. Assists with apartment make-ready procedures:

                             a.    Paints,

b.    Cleans carpets, windows, appliances,

c.    Services appliances, plumbing, electrical fixtures,

d.    Repairs or replaces old and faulty parts,

e.    Checks locks,

f.     Replaces burned-out light bulbs,

g.     Reports any unusual problems.

                       4. Makes regular inspections of grounds, buildings,
                            plumbing, electrical fixtures, appliances and
                            major equipment:

                             a.    Checks for appearance and cleanliness,

b.     Checks for structural cracks,

c.     Checks for excessive wear,

d.     Checks for faulty parts.

                     5. Assists in all aspects of the property's maintenance,
                         including grounds, custodial, preventive, corrective,
                         deferred and emergency maintenance:

                             a.     Maintains exterior public lighting,

b.     Clears gutters and downspouts,

c.     Repairs structural wear and damage to buildings,

d.     Cares for lawn, plants, shrubs and flowers as needed,

e.     Cleans parking areas, sidewalks, alleyways, hallways
and common areas,

f.      Prepares vacant apartments,

g.     Paints, as needed,

h.     Performs swimming pool maintenance, as needed.

i.     Services appliances, HVAC equipment,
                                    plumbing, electrical system and all other systems
                                    related to the operation of the building.

j.      Picks up trash on property,

k.     Cleans garbage area,

l.      Watches out for the unusual,

m.     Repairs and maintains any property owned equipment.

 IV.            Qualifications

            A.        High school diploma.

B.        Minimum three years full-time maintenance experience.

C.        Ability to supervise, teach and motivate staff.

D.        Willingness to perform any task that is required.

E.         Good safety habits.

F.         Working knowledge of electricity, plumbing and carpentry.

G.         Familiarity with HVAC systems and various appliances.

H.         Appearance and manner compatible with image of property.

I.          Can live on site when required.

J.          Good communication skills.

K.         Confident, positive attitude.

L.          Ability to interact with a wide range of people.

M.         Ability to assume manager's responsibilities.

 

V.            Physical Requirements

            A.        Excellent physical condition health.

B.        Able to converse with the public in person.

C.        Lifting - 100 lbs.

D.        Push/Pull - moderate to heavy loads.

E.        Considerable bending, kneeling, standing and climbing involved.

F.        Carrying - moderate to heavy loads.

 
VI.       Scope and Compensation Package

          A.        Minimum 40 hours per week.

B.        Salary commensurate with level of experience.

C.        One week paid vacation first year; two weeks paid vacation
    second year; three weeks paid vacation third through ninth
    year; four weeks paid vacation ten years and beyond.

D.        After ninety days, eligible to participate in company insurance
    plan.

E.         Six paid sick days for first year and twelve each year after.

F.         Participation in company 401(k) Plan.
