The Property Management Association honored the region’s most outstanding apartment communities at the annual PMA Apartment Community Excellence Awards (PACE) celebration, held October 19, 2017, at the Bethesda North Marriott Hotel.

According to PMA Executive Vice President Thomas B. Cohn, “PACE recognizes exceptional apartments and identifies communities that are passionate about providing exceptional resident services and delivering unparalleled living experiences. PACE not only celebrates excellence in the management of apartment communities, it also fills a void. PACE is the only awards program in the national capital region that evaluates apartment communities on their operating efficiencies and ability to deliver world-class customer service. Unlike many apartment award programs in other parts of the nation, PACE is not a beauty contest or a program to honor as many communities as possible. Instead, PACE looks to recognize truly extraordinary properties that are the best of the best.”

The Property Management Association’s Apartment Community Excellence Awards recognize excellence in the management of multifamily residential properties.

PMA established criteria that only honor truly exceptional properties. Esteemed property management professionals serve as judges. They have the knowledge and experience to look past veneers to truly evaluate a property’s ability to deliver superior living experiences. The criteria judges use to evaluate communities include, but not limited to, the following:

  • Landscaping/Grounds/Curb Appeal
  • Reception Area/Leasing Center
  • Building Interior; Building Health and Safety
  • Common Areas and Amenities
  • Resident Services
  • Resident Events and Activities
  • Marketing Outreach
  • Community Service and
  • Resident Retention

Awards are given in four categories to help assure apples-to-apples comparisons. The award categories are

  • Market rate
  • Lease-up (properties less than a year old)
  • Affordable (tax credit/government assisted)
  • Senior (55+ communities that are 75% senior, including those that are affordable)

Within the four categories, properties compete against those with comparable rents in the same state.

The PACE Awards competition was open to all national capital area apartment communities. In 2016, more than 215 communities, serving as home to nearly 90,000 area residents, competed for PACE honors. Judges were experienced professionals with a combined 290 years of property management experience.

The Property Management Association established both categories and criteria for PACE Award winners to help assure apples-to-apples comparisons. Categories were based on average monthly rent of participants. In addition, the judges were given the latitude to present special Judge’s Choice awards that could focus on technology integration, environmental sustainability (green) and recognizing excellence in management and resident service.

PACE also established a weighted point evaluation system that factored in resident services, amenities, community and marketing outreach, resident retention programs, operating efficiencies and community appearance. A minimum score of 95 out of 100 was required to even be considered for an award. Awards were presented to lease-ups, market rate, government-program housing (communities that receive favorable tax considerations for below market rate rents and/or communities where residents receive government assistance to help pay rent) and 55+ senior communities.

According to PMA Executive Vice President Thomas B. Cohn, “PACE recognizes exceptional apartments and identifies communities that are passionate about providing exceptional resident services and delivering unparalleled living experiences. PACE not only celebrates excellence in the management of apartment communities, it also fills a
void. PACE is the only awards program in the national capital region that evaluates apartment communities on their operating efficiencies and ability to deliver world-class customer service. Unlike many apartment award programs in other parts of the nation, PACE is not a beauty contest or a program to honor as many communities as possible. Instead, PACE looks to recognize truly extraordinary properties that are the best of the best.”

Qpicnic (162)On September 26, 2015, Quantum employees and their families enjoyed a fun time at High Point Farm in Clarksburg, Maryland. Picnickers were able to participate in several fun activities. There was face-painting, popcorn, and cotton candy. Bingo winners had fun competing for prizes.Guests could sing some karaoke, play some volley ball, and enter a cornhole contest.
